Why BTU Sizing Matters

Buying a mini split that's too small means it runs constantly and never fully cools or heats your space. Too large, and it short-cycles — turning on and off rapidly — leading to poor humidity control, premature wear, and higher energy bills. Getting the BTU right is the single most important decision when choosing a mini split system.

The Basic Rule: Square Footage × 25 BTU

A widely-used starting point is 25 BTU per square foot of living space. So a 400 sq ft room needs roughly 10,000 BTU, and a 600 sq ft room needs about 15,000 BTU. Here's a quick reference:

Factors That Increase Your BTU Needs

The square footage formula is a baseline. Adjust up if any of these apply to your space:

  • Ceilings above 9 ft: Add 10–20% more BTU for every additional foot of ceiling height.
  • Poor insulation or older construction: Add 10–15% to compensate for heat loss/gain.
  • High sun exposure: South- or west-facing rooms with large windows may need 10% more capacity.
  • Hot climates (Deep South, Southwest): Add 10–15% if your area regularly exceeds 95°F in summer.
  • More than 2 regular occupants: Add 600 BTU per additional person above two.
  • Kitchen use: Add at least 4,000 BTU if the unit is in or adjacent to a kitchen.

Factors That Decrease Your BTU Needs

  • Heavily shaded rooms or north-facing spaces can reduce needs by about 10%.
  • New construction with excellent insulation (spray foam, etc.) may allow you to go one size down.

Don't Forget: Multi-Zone Adds Up Differently
